What Are Fascias and Soffits — And Why Do They Need Cleaning?

Most homeowners know their fascias and soffits are up there somewhere, but few think about them until there's a visible problem. Here's what they actually are and why they matter:

Fascias are the horizontal boards that run along the roofline, directly beneath the edge of the roof. They're what your gutters are fixed to. On the vast majority of homes built or renovated in Ireland in the last 30 years, fascias are made from uPVC — white plastic boards that are low maintenance but not no maintenance.

Soffits are the boards that sit underneath the fascia, bridging the gap between the fascia board and the exterior wall. They're often vented to allow airflow into the roof space, which is important for preventing condensation and damp inside the roof. Blocked or heavily soiled soffits can restrict that airflow.

Bargeboards run along the sloping edges of gabled roofs — the diagonal boards that frame the end faces of the roof. They serve the same protective purpose as fascias and are equally prone to algae and staining.

Together, these three elements form what's called the roofline. Clean, white roofline boards make a property look well-maintained and cared for. Black-streaked, green-tinged boards make even a well-kept house look neglected. And in Galway's climate, that green and black builds up fast.

Fascias are the horizontal boards that run along the roofline where the gutters are fixed. Soffits are the boards underneath the fascias, bridging the gap between the fascia and the wall. Bargeboards are the diagonal boards on gable ends. We clean all three as part of our roofline cleaning service.

In most cases, yes — or very close to it. On boards that have been neglected for many years, deep algae staining may have etched slightly into the surface, in which case we'll restore them as far as possible and advise honestly on the result before we start. Boards that are cleaned regularly maintain their white finish much more easily over time.

High-pressure washing on uPVC fascias forces water behind the boards and into the roof structure, causing damp and timber rot. It can also crack older uPVC and damage render and pointing beneath the roofline. Soft washing uses a specialist cleaning solution applied at low pressure — it's more effective on algae and staining and causes no damage to the boards or structure.

Why We Use Soft Washing — Not High-Pressure Washing — on Fascias and Soffits

High-pressure washing is the right tool for driveways and patios. It is the wrong tool for uPVC fascias and soffits.

uPVC roofline boards are fixed using brackets and clips, not solid seals — there are intentional gaps in the system to allow for thermal expansion. High-pressure water forced at these boards drives straight into those gaps and sits against the timber structure behind them, causing the exact damp and rot problems the uPVC was installed to prevent. Older uPVC boards can crack under the pressure. And water directed at fascia level hits the render and masonry below, lifting paint and damaging pointing.

Soft washing avoids all of this. A specialist uPVC cleaning solution is applied at low pressure, allowed to dwell on the surface, and rinsed away — taking algae, staining and mould with it. A better clean, with no damage to boards or structure.
